Enticing the Light

This hidden gem was waiting for a thoughtful and well-planned renovation to be executed for our client!

We created an open concept living space by removing the non-structural wall separating the kitchen and the living room. The results are stunning!

Further to this, we created a beautiful transition between their indoor and outdoor living by removing the dining window and adding a nine-foot-wide structural beam that supports the multi-slide door. The kitchen exterior door was removed, and the kitchen window was made larger – achieving considerably more southern exposure sun.

We enlarged the width of the living room windows to allow for more sunlight and create a larger water view. Evangelia Kondilis, a local innovative artist created a unique, custom reverse-fluted Italian limestone plaster detail for the fireplace surround.

The existing stairs from level 1 to level 2 were removed. They were super-steep and had different riser heights near the bottom, with the potential of a serious tripping hazard. The stairs were reframed properly with a gradual slope and easier set of stairs.  The laundry area was reconfigured to achieve a much-improved storage space.  A custom millwork barn door separates the front entry from the laundry area.

The Primary ensuite to reframed to allow for a freestanding tub, a large 2 basin/faucet vanity and a curved single-fixed panel for the shower. The Powder room was reframed to allow for the  larger Primary ensuite, but still allowing for a large shower!
